Overview
Designed to Housing for Varying Needs and Secured by Design Silver standards
McTaggart delivered a stepped block of 17 three and four-storey flats served by two communal closes, on a constrained brownfield site in Coatbridge following demolition of a former structure. All units were designed to Housing for Varying Needs and Secured by Design Silver standards, ensuring inclusive, safe and adaptable accommodation.

Challenges
Managing safety and environmental impacts
The project was delivered on a constrained urban site surrounded by existing residential and commercial properties, with restricted access and limited on-site storage. Unknown service locations and ground conditions presented risk from the outset, managed through early site investigations and proactive utility coordination. Detailed programme planning and close liaison with Planning, Roads, Building Control and neighbouring stakeholders ensured access, safety and environmental impacts were managed effectively throughout.
Our Approach
Engaging in continuous support and quality assurance
Regular progress meetings, coordinated design submissions and early liaison with Planning, Roads, Building Control and utility providers managed approval timescales and programme risk. The Clerk of Works and inspection teams were engaged continuously to support quality assurance and phased handover readiness. Proactive engagement with neighbours ensured site operations were conducted with minimum disruption throughout.

Design, Sustainability and Innovation
The development achieved Silver Level Aspects 1 and 2 under the Scottish Building Standards Regulation 7 framework. A fabric-first approach targeted a SAP rating of 90 or above, supported by airtightness testing, thermal continuity measures and full commissioning. All homes met Housing for Varying Needs and Secured by Design Silver standards.
Value
Improving construction efficiency and programme certainty
Early review of ground conditions enabled a change in foundation solution from piling to trench and structural strip foundations, improving construction efficiency and programme certainty. The wet wall specification was upgraded beyond the original Employer's Requirements at no additional cost. A Secured by Design-compliant fireman's switch was installed at the main entrance at no cost to the client, and stub partitions were introduced to conceal fridge-freezer spaces and kitchen unit terminations, delivering a cleaner internal finish.
Community Benefit
Creating new entrant employment
In partnership with Wheatley Group, McTaggart delivered a targeted community benefit programme supporting local employment, skills development and wider regeneration. The programme created new entrant employment and supported structured training through SVQ, Modern Apprenticeship and Foundation Apprenticeship routes, with local SMEs engaged throughout the supply chain.
