Overview

Providing a mix of layouts to suit the needs of local community

McTaggart delivered eleven new affordable homes for Rural Stirling Housing Association at Lampson Court, Killearn, a rural development set on the edge of open farmland on the outskirts of a Stirlingshire village. The scheme brings together a detached bungalow, two semi-detached houses, and eight cottage flats in a genuine mix of one-, two-, and three-bedroom layouts suited to the needs of the local community.

Despite its modest scale, the project achieved Gold Regulation 7 standard, Secured by Design accreditation, and full Housing for Varying Needs compliance, the same quality benchmarks McTaggart applies to every project, regardless of size.

Challenges

Farmland Boundary. Invasive Species. High Voltage. Rural Access. All Managed.

The rural character of the Killearn site brought a distinctive set of challenges. A stock-proof boundary was required to separate the site from the adjacent working farm. Limited on-site storage and constrained access on Lampson Road meant that standard delivery approaches would not work, McTaggart introduced a just-in-time delivery policy and used a McTaggart wagon to collect materials directly from suppliers, significantly reducing traffic and site disruption. Ground investigations identified invasive species and a tree preservation zone on site. McTaggart established exclusion areas and managed treatment and removal in line with regulatory requirements. A surface water plan was implemented to mitigate flood risk. Gas protection measures were required following ground investigation findings, completed and certified before works progressed. A high-voltage diversion delayed permanent power connections. Rather than waiting, McTaggart installed a temporary electrical supply to maintain programme momentum. Initial opposition from local residents was addressed through consistent engagement, newsletters, and open dialogue, resulting in compliments from neighbours on conduct and quality of work.

Our Approach

Prove It First. Then Build It.

Before committing to a finish across all 11 homes, McTaggart constructed a full mock-up house to confirm cladding, render, and roof detailing with planners and the client. This proactive step ensured that material and finish choices were signed off before the main build commenced, avoiding costly changes later. Early engagement with Stirling Council's Building Control, Roads, and Lighting teams helped secure smooth approvals throughout. Premier Guarantee provided third-party warranty, with early-stage engagement ensuring timely certification. Design team meetings were held regularly on site and via Teams throughout the programme.

Community Impact

One Placement. One Mentoring Commitment. One Young Person's Future.

Amadou Oury, a sixth-year pupil from Balfron High School, came to Lampson Road for a one-week work placement , his first real experience of the construction industry. What started as a placement became something more lasting. McTaggart committed to mentoring Amadou through the Career Ready programme, with fortnightly sessions planned across his final school year. For a project of eleven homes, this kind of individual investment in a young person's future is exactly what community benefit should look like - a relationship with a real outcome.

Design & Placemaking

Gold Standard. Proven Before Built.

The development was delivered to Gold Regulation 7 standard, the highest energy and sustainability classification under Scottish building regulations, incorporating features agreed in consultation with planners. A mock-up house was constructed before the main build commenced, allowing cladding, render, and roof detailing to be confirmed by planners and the client before full construction began. This quality assurance approach, applied to every finish decision, ensured consistency across all eleven homes.

Added Value

Proving Quality. Investing in People.

Before a single home was built to its final finish, McTaggart constructed a mock-up house, confirming cladding, render, and roof detailing with planners and the client. On a project of 11 homes, this commitment to proving quality before committing to it is an investment in getting it right, not just getting it done. McTaggart also committed to ongoing mentoring of Amadou Oury,  a local sixth-year pupil. through the Career Ready programme, with fortnightly sessions continuing beyond the project's completion date. This mentoring relationship is added value that extends well beyond the boundary of the site.
