Riverside Dalmarnock is a tenure-blind development delivering 562 new affordable homes across four phases in Glasgow. Phase 3 delivered 129 homes for Link Group, comprising 80 affordable rent properties, including 10 age-exclusive and wheelchair-accessible apartments with mobility scooter storage and 49 mid-market rent homes. McTaggart also acted as developer and contractor for the private homes delivered under the Laurel Homes brand. A fifth-floor residents' winter garden with floor-to-ceiling glazing and wrap-round terrace offers panoramic views across Glasgow, while landscaped amenity gardens and a large southern overhang provide high-quality outdoor spaces for residents.

Challenges

Managing the discovery of an unexploded WWII ordnance

Discovery of a high-pressure sludge main to the south of the site required a late-stage redesign of the riverside blocks to achieve the required standoff distance. The discovery of an unexploded WWII ordnance required the full project team to identify a safe pre-drilling solution, with additional funding agreed with Glasgow City Council to progress without delay. Phase 4 commencement has been affected by grant funding cuts, and McTaggart continues to work with Link Group and Glasgow City Council to identify solutions within revised budget constraints.

Design, Sustainability & Innovation

Charging units, cycle storage and silver standard energy efficiency

The development achieved full Silver Standard for energy efficiency through a fabric-first approach designed to reduce running costs for residents. All flatted blocks benefit from a communal heating system with individual Heat Interface Units, supplemented by PV panels. The scheme includes four public EV charging points, private EV charging provision for houses, and cycle storage at each property and within the secure undercroft car park.

Community Benefit

Working with seven locally based employability providers

McTaggart exceeded industry benchmark KPIs for community benefit by 220%. The project generated over £5.7m in social and economic value and delivered over 100 hours of education and training support. Working with seven locally based employability providers across Glasgow East, the project supported 42 work-based training placements, created 14 new jobs, including 2 graduate apprenticeships and 8 modern apprenticeships  and delivered 62 hours of carer and curriculum engagement activities in the East End of Glasgow.
